February median sold price, units, DOM, and $/sq.ft.

February’s median sold price recovered a bit from the dramatic drop we saw in January’s median.  [Recall, that January’s median fell below $160,000 – a level not seen since April 2001].  February’s median sold price was $162,000 – a 1.3 percent rise from January’s median.  Year-over-year February’s median sold price has dropped 4.7 percent.

February’s median sold price per square foot also saw some recovery.  February’s $93.35/sq.ft. represented a 1.3 percent rise over January’s $92.19/sq.ft..  Year-over-year February’s median sold price per square foot is down 8.1 percent.

February saw 377 houses sold for the month – up 4.4 percent from January’s 361 sales.  In terms of units sold, February 2011 had the most sales of any February on record.

February sales by type break out as follows:

  • Bank-owned properties: 36% – down from January’s 37%
  • Short sales: 30% – down considerable from January’s 40%
  • Equity sales: 32% – up considerably from January’s 22%

For those readers who prefer the median sold price for houses and condos combined, January’s 451 sold houses, condos and town homes exhibited a combined median sold price of $150,000 – up from January’s combined median of $145,500, and 424 units.

    Curious as to whether the rise was from investors, cash buyers or those thinking interest rates will go up when the gov’t gets out of the mortgage business – as they are talking about now.

    I realize one good month doesn’t mean we have turned the corner but it is funny how all of a sudden there are no comments. If there had been a further drop in median price there would probably be at least 10 comments by now.
