Tranquility reduced by $25 million

The list price on Tommy Hilfiger co-founder Joel Horowitz’s Tranquility estate has just been reduced $25 million.  For those not familiar with this one-of-a-kind Lake Tahoe estate, check out the property’s website here.

The property has been listed for a cool $100 million by my brokerage’s CEO, Shari Chase.  However, due to the real estate market conditions the owner has decided to slash the asking price by 25 percent.  The new list price is $75 million.  See the Forbes story here: Hilfiger Co-Founder’s Home Gets A $25 Million Price Cut

    Besides inflating Shari’s ego, what’s the point?
    This house was the second most expensive house for sale in the United States at $100 million. Now at $75 million it will fall into a tie for the third most expensive.
    Compared to the other properties on the most expensive list, this house is absurdly overpriced, even at $75 million.
    Shari can keep it listed at $75 million for 5 more years, then drop the price by another $25 million in 2016.

    What would the real property taxes be? About $65,000 a month?
    The citizens of Washoe County could really benefit if somebody buys this place. Help with the budget problem.

    I hope Horowitz is current with his prop taxes, so it’s a wash for Washoe County.

    OTOH, the place could be a REAL bargain as a REO. Maybe even sub $50M? 😉

    How much for the pool? Can you subdivide it and just include the pool? Please?
