TRPA to begin listening to Nevada

Mike Young, a longtime Incline Village REALTOR® with Chase International and also presiding president of the Nevada Association of REALTORS®, discusses Nevada Senate Bill 271 in this Las Vegas Sun piece, A greater say in Lake Tahoe decisions

SB 271 was a bill passed in the waning moments of the Nevada Legislature that enables Nevada to withdraw from Tahoe Regional Planning Agency in 2015 if the state’s concerns with the agency are not addressed in the near future.

TRPA listening to Nevada? Oh please, Guy. That is the states’ rights spin dreamed up for the developers and the realtors by their high priced advertising/lobbyist/ “governmental relations” firm. The realtors and the developers support this bill big time. The environmentalists oppose it. Guess who is going to win. Far too may empty lots at Tahoe sitting there with trees on them that could be bulldozed down and a house built. How about some new condos? It’s been years since a new condo project was built on the shores of Tahoe. Way too many profits and commissions to be had. Dozens and dozens of millions in profits and commissions just a wasting away in the name of preservation. But rest assured, everybody, that the lake’s water clarity standards “will not be compromised.”
Chase International shows its true colors.

Good for Nevada’s democratic legislators for doing this! Had it been proposed by the right it would have been shelled as a develops initiative. As it stands, it’s getting the attention of the neighboring counties in Cali who are intrigued by Nevada’s bill. This has legs and it has nothing to do with building more SFRs or Condo’s and everything to do with reigning in the power of TRPA which is OUT OF CONTROL.

    Rory,

This bill was passed in the (literally) waning moments of the Legislature. Do a little research and see who the lobbyists were that got this bill passed in the final moments. See who they were lobbying on behlaf of. In other words, follow the money Rory. Follow the money.
If you are saying this bill has nothing to do with loosening the restrictions on the ability to build at Tahoe, you are either very naive or very disengenous.

Mike Young’s house is in foreclosure, and I hope the bank goes after this guy for every penny of the deficiency. Mike has only TRPA and their red tape to thank for its currenty reduced, but still very high value. Lets let developers do whatever they want, lets ring the lake with a 6-lane freeway and centex vinyl and stucco boxes and see how much Mike (or his bank’s) house is worth then. Lake Tahoe is an irreplaceable national treasure, shame on you mike for being a shill for the most foolish long-term public policy ever.

Consider what the market equilibrium condition would be of an unregulated, “free market” tahoe basin. Homeowner 1 would chop down all the trees in front of their house and increase their property value by 40% and sell to someone who would pay a premium for an unobstructed lake view. Homeowners 2- 10,000 would then chop their trees chasing the same profit. Whats left is a huge residential area denuded of trees, hotter, and aesthetically unatractive, with tons of runoff going to the lake. So what then is the value of these homes, now in a desert and not a forest, with a view of a green lake? Way less than under TRPA.

This opening song from Showtime’s Weeds cracks me up every time I hear it.

It was written about Daly City, CA, back in the 50’s

The bill is about loosening restrictions on many different things, not just on the ability to develop new lots. You can make it out to be a big developers dream but this is a bill the RESIDENTS of Tahoe wanted. The Bill does not advocate clear cutting of trees or anything of the sort. Fearmongering, a classic tactic but easily spotted in this case.

You have to shake your head at the binary thinking on display here, such that any change to TRPA’s authority would result in unbridled free market chaos, a 6-lane highway encircling lake Tahoe and clear cutting.

    Too funny.

Mike Z gets it. The attempt by some to demagogue this bill as a developers wet dream is laughable. I’d bet dollars to donuts they haven’t even read it.
