    This must be why the median sold price at Incline Village is down 10% YoY.

    Guy, I know its your blog, but it seems the only things you ever put up here anymore, besides the monthly stats, are realtor press releases. Might be why the the blog now gets 3 or 4 comments per thread.

    “snapping up”

    If you want to be 100% certain that something was written by a realtor, look for the words “snapping up”. It is meant to create the impression that the thing being “snapped up” is in very short supply, and that if one does not himself run out and “snap up” the thing, one will be forever locked out and forever disappointed.

    Meanwhile, in the real world, prices all over Lake Tahoe continue to decline. In fact, in Incline Village, three properties have closed escrow in the last 10 days. All were condos for less than $300K.

    With all due respect, there is no segment of the real estate market, anywhere, where buyers are “snapping up” anything. Especially the Lake Tahoe market over $ 1 million. There are literally hundreds, and hundreds, and hundreds, of houses for sale over $ 1 million at Lake tahoe. In fact, there are years and years and years of inventory in that price segment at Tahoe.

    You’re all fools! There is no way property in Incline Village will go down in value. It is Heaven on Earth, at least that’s what my wife says. Anyway, even if values are going down, I have the unique ability to haggle such a great deal that I can by a place that won’t go down in value, ever.

    I get tired of the elitists on this blog talking down about the 99%ers up here in Incline. I think you all ought to shut up. OBTW, I’m sure that every one of you are really Bantering Bear in disguise. I hate that guy. If I ever see him I’ll punch him in the face!

    Where’s my boy MikeZ? He’s the only guy out there who knows how to parrot what I say, er… I mean who knows what he’s talking about.

    I’m sick of the elitists on this blog. Time to go have a cocktail and a cuban on my enclosed deck overlooking the Lake with wifey.

    Adele Lucas of Chase International said she closed a deal last week for just over $3 million. “Right now, I am extremely busy with lakefront sales,” she said. “We’re seeing those affluent buyers coming into the high-end market because they recognize these prices are artificially low and are going to be pumping up in the next few years as the market and economy strengthen.”

    Not really sure which market and economy she is talking about, but if it’s anything like the recovery we’ve already seen – then we’re in big trouble.

    why hate on guy…..you all are just mad that your real estate holding have lost value.
    guy tries to get you the best deal in the current market….i don’t see him making predictions. it is a cumulative greater fool that creates a bubble, so look in the mirror.
