Washoe County real estate licensees decline nearly 5%

Despite newly licensed agents entering the real estate arena the overall number of licensed brokers and agents throughout out the state continues to decline as agents leave the business voluntarily, or otherwise. January’s number of licensees hit a new low.

Statewide, Active licensees fell 3.6 percent since this time last year. The number of Inactive licensees (those placing their licenses on ice temporarily) has also decreased – falling 19.2 percent. Combined, the drop in the number of Active and Inactive licensee in the state has fallen 6.8 percent over the past year.

Washoe County also saw declines in the number of its licensees – but to a lesser extent. Countywide, Active licensees fell 1.6 percent since this time last year. The number of Inactive licensees fell 16.3 percent. Combined the drop in the number of Active and Inactive licensee in the state has fallen 4.9 percent over the past year.

    I remember sometime in 2005 or 2006, it was reported that California had the highest number of realtors in the states history. That was one of many signs that the bubble was about to pop. Prices had gone parabolic and everybody was rushing in. Now this data about a several year low in agents could be another sign that the market is about to turn the corner.

    Let’s see. Guy reported 433 sales last month. Let’s say that each sale was for the median $135K. Which at 6% would generate a commission of $8,100.
    433 X $8100=$3, 507, 300 in total commissions for the month.
    Let’s divide that $3,507,300 by the 2,537 active realtors in Washoe County last month. That works out to be $1,382.45 total income per realtor for the month. Then, of course, the realtor has to split the commission 50/50 with the broker. So each of the 2,536 active realtors in Washoe County last month earned $691.22. Before taxes.
    Makes working at the cell phone kiosk at the mall look not so bad.
    Now I know, I know………a big percentage of those 2,536 “active ” realtors are not really active, they are not really working at selling real estate, but they keeping paying their dues anyway. And I know, I know…….oftentimes the same realtor has both sides of a deal, and I know, I know……..that the 20/80 rule is probably in effect, that 20% of the realtors do 80% of the deals.
    But still……..selling cell phones at the kiosk at the mall has never looked quite so good.
