Northern Nevada regional median home prices – June 2019

I often get asked about the median home prices in areas other than Reno/Sparks, Nev. If you’re curious as to median home prices in some of the other areas of Northern Nevada, the table below shows June’s median home sales prices, as well as the month-over-month and year-over-year change. [Note: The large percent change observed in some of the areas can be a result of very few monthly sales in those areas.]

If there is an area in Northern Nevada that I have not listed above, let me know and I’ll add it.

Also, I would like to know if you find this information useful. Should I provide this data monthly? Quarterly?

As always, thank you for reading the blog.

The residential sales data in the table above includes Site/Stick Built properties only. Data excludes Condo/Townhouse, Manufactured/Modular and Shared Ownership properties. Hi Ellen. Thank you for the suggestion of adding Virgina City to the list. Unfortunately, there are so few sales per month that the median sales price is not very meaningful. For example there were only four sales in June — exhibiting a median sales price of $347,500. In May, only two homes sold — exhibiting a median sales price of $527,000. And last year, there were no sales for the month of June. So, the comparisons don’t tell us much.

I may have to compile these numbers on a quarterly basis, rather than a monthly basis — but even then, some of the smaller markets still may not have enough sales to provide meaningful metrics. For example, Virginia City has had only ten home sales year to date.
