It is really fun to look at the weekly Homes insert in Saturday RGJ. One of things I like to look at is the Open House section. I think it’s something of an informal indicator of what’s happening in the housing market.
I note that this weekend in Reno and Sparks there are 477 Open Houses. WOW!!
(Ok I will readily admit I may be 1 or 2 or 3 off in my count. When there are so many its easy to perhaps count the same one twice.)
I guess the realtors are just trying to move some of that ever increasing inventory.
Here are the inventory figures for the $0 to #1 million range in the “Search All Reno” and “Search All Sparks” sections of the MLS. (Please don’t tell me that these numbers are not the “real numbers” which are only available to realtors. These are the numbers that all of us out here have available to us on your MLS link, and I say lets just go with them. If they are substantially inaccurate, why then do realtors put them out here for us?)
April 6 …………3,441
April 10 ………..3,534
April 14 ………..3,598
April 17…………3,624
April 19 ………..3,664
April 22 ………..3,720
Inventory up by 279 in 16 days. (Just in this price range.) We are consistently hanging in there at about an increase of 17 new listings a day.
Never been a better time to buy, right?

But hey, it could be worse. In Las vegas, you know, that Other City in our State, it’s getting really dismal.
In January of 2004, there were less than 3,000 listings in the LV MLS. As of today, there are 19,526. (per ziprealty)
As Keith Jackson, that famous sportscaster used to say: “Whoa Nellie, we’re in for a barnburner”.

And then there is Phoenix, otherwise known as Ground Zero, where the listings hit 43,502 today.
