March median sold price, units, DOM, and $/sq.ft.

March’s median sold price was unchanged from February’s $161,000.  Year-over-year, March’s median sold price is down 8 percent.

Despite an unchanged median sales price, March saw a substantial drop in the median sold price per square foot.  March’s $91.50 sold price per square foot represents nearly a 2 percent drop from February’s $93.35; and a 7.7 percent decrease year-over-year.  

Units wise, March’s 499 sales represent nearly a 30 percent increase over the 385 sales in February, and a 4.4 percent increase year-over-year.

March sales by type break out as follows:

  • Bank-owned properties: 41% – up from February’s 36%
  • Short sales: 30% – unchanged from February’s 30%
  • Equity sales: 28% – down from February’s 32%

For those readers who prefer the median sold price for houses and condos combined, March’s 581 sold houses, condos and town homes exhibited a combined median sold price of $149,950 – down slightly from February’s combined median of $150,000 for 459 units.
