Reno Sparks Home Sales by Zip Code

When I post median sales data, be it Asking price, Pending price or Sold price, I usually break out the data by MLS area. Lately, I’ve received emails asking about breaking out the numbers by zip code. Below are the median sold prices and units sold for the month of July 2007 for zip codes surrounding Reno Sparks. The numbers represent all residential sales (including condos and manufactured homes) as reported to our MLS. 

Again, the data below represent July 2007 sales.

    How do you get a median price of $586,254 for zip code 89511? Given the number of $1.2M plus listings, are we to presume that virtually nothing sold in this zip code over $684K? Thanks!

    hmm interesting the Area that I live in.. 89436 has the most sold!!

    The downtown condos (the Palladio, Montage, Arlington Towers, and Riverwalk) lie within zip code 89501. I believe that there was only one sale in that zip code for the month of July [at least as reported by our MLS]. It was a 2BR/2BA, 1,497 sq.ft. Palladio unit that sold for $744,000 ($497/sq.ft.). I have corrected the table to reflect this. Good catch.

    Good question. I took a closer look at the zip code map and saw that not only does 89511 include MLS areas 171-Southwest Suburban (Montreux) and 165-South Suburban (ArrowCreek), but also 164-Old South Suburban as well as a portion of 141-Donner Springs. It is these last two MLS areas which held some July Solds in the $200K’s and $300K’s. In fact, MLS area 141 had a couple $99K condos close in July.

    It’s hard keep positive on the Nevada housing market but…

    “Nevada posted the highest foreclosure rate: one filing for every 199 households, or more than three times the national average. It reported 5,116 filings during the month, an increase of 8 percent from June.”

    No doubt many (most?) of those are in LV.
