This house just listed as MLS# 80016867. I don’t have anything to add about the property – the listing agent pretty much nailed it in the Listing Comments: Great location above the university..your buyer can miss this opportunity..agents please read private remarks.

Thanks for the info. But the devil is in the details. The red flag I suspect is “agents please read private remarks.” Now I know nothing about this listing and I haven’t seen any “private remarks,” but I’ll bet you dollars to donuts it’s a REO. And if it is, I bet the “private remarks” state something like call listing agent before submitting an offer – separate addendum required. Why don’t you examine the listing to confirm?
Now if this is a REO and a separate addendum is required, maybe you can access it and share its provisions with the group [provisions which I suspect are far more onerous than the Montage’s latest CC&Rs]? This will likely be one of those one sided contracts which allows the seller to back out of the deal if he/she/it finds anyone willing to pay more than you the buyer up until the day before C.O.E. whereas if you’re the buyer, you’ve waived your right to anything other than the forfeiture of your deposit.
I don’t know about you but whenever I see one of these “things,” my instinct is to run rather than walk in the exact opposite direction.

Mike, is part of the joke that this address does not exist? Is it really 835 (based on photos) and our linguist agent also has lapses in his/her typing skills?

Thanks for staying with us today. WordPress is going through a meltdown and there is nothing we can do about it. It took me 2 hours to correct the listing address from 875 (my bad) to 895 University Loop. But doofus still called it – the agent entered an incorrect address for the property. At least she got the zip code correct – you would be surprised how many don’t.

Greetings – I just wanted to chime in here to make it clear that I am not the listing agent on this property (the link points to my site for listing details).
On the other hand, this is quite comical. I’m surprised that there are multiple interior photos to go with the remarks. I would have expected a “drive by” photo complete with side mirror in the corner of the photo!

The house is crooked in both exterior shots and not centered on the horizon line. Sorry, I am a designer I notice things like this. Makes the house look like its sinking into oblivion. Fitting. The backyard must be atrocious, there are no pics of it and it says ‘partially landscaped’. The front looks landscaped so that leaves the backyard to our imagination.
