Prices “start in the low 800s”.

We all know that means there is nothing for sale there for $800,000. $900,000. or more, is probably closer to what one would have to pay.

So let’s see. Let’s say one were to buy a house here for $900,000. Let’s say one were to put down 10%, or 90,000. An $810,000 loan at 6.25% amortized over 30 years requires a monthly payment of $4,987 for P&I. Add in, say another $750 a month for taxes, and another $100 a month for insurance. One is now looking at $5,837 a month for PITI. No doubt there is HOA fee. Let’s throw in, say $200 a month for such a upscale place to live.

For only $6,000 a month one can live the Reserve at Monte Rosa.

Do we get a complimentary limo ride?

Monte Rosa overpaid for land bordering noisy Mount Rose Highway at peak prices and is building homes at unaffordable price points.

They’re so classy – they’ve already got two “sign wavers” on both Mount Rose Highway and Thomas Creek Road. Really gives that warm $1M feeling. They are quickly realizing that this plan may have been a bit overambitious.

Price drops coming soon. Smaller lots coming after that to lower prices.

I have been thinking we should start a game on this blog. It could be called something like “Guess which builder will go BK first”. Everyone can pick the project they think is the biggest disaster in the making. Then, we wait to see which one goes belly up first. It’s only a matter of time until many do just that.
