August remains to be the most productive month for the third quarter of 2008. The month of September truly shows that downward trend with closings of 380 vs. 622 from the previous month. I find it very interesting that 87% of my personal closings during the last two months were cash buyers. As we know, cash will always be king!

Something is off here:
Avg Condo/townhome Resale = 341,726.40
Avg SingleFamily Resale = 319,962.70
and
Avg Condo/townhome Resale = 208,169.50
Avg SingleFamily Resale = 278,756.70
A median price would be more interesting, but I do not have the data. I find the avg. price for a reslae condo/townhome to be a bit strange, perhaps someone bought a 4000+ sq foot penthouse somewhere?
And it still seems the builders are leading the way to liquidate thier holdings at a fire sale price.
