This gem from Craig’s List was forwarded to me by a loyal and trusted reader. We both thought it was a joke at first read. But the poster seems to be a source to be reckoned with. "I know this becuase (sic) I’m the world expert I own ElectricCars.com." For the record since that’s what I do, the owner purchased this lot June 2004 for $284,900 (cash?). It was originally listed in January 2008 for $449,000, and is now at $254,950 on the MLS before the new increase to reflect our rebounding market. There are two other comparable lots on the street currently listed at $234,999 and $249,000.
As someone who is marketing some of my own vacant lots in this market, I am amazed this guy even got some lowball offers at all. He must be doing something right that I am missing. "NO REAL ESTATE FEES SO TELL YOUR REALTOR TO GET LOST, Our realtor will do the TX so it will be legit but I’m not paying som (sic) a-hole 3% to sell this at this price..,". Maybe I should try using that line to bring in all the offers. Cheers!

Interesting Mike. I’ve been watching this guy’s listings on craigslist for at least the last six months. At one point his listing said something to the effect that if the property doesn’t sell by such and such, he’s listing it with an agent and his price will go up – snooze, you lose. After the drop dead date he co’oped with a RE/MAX agent and DROPPED his asking price by $500 [I thought it’s listed at $286K].
Then he created another drop dead date and stated he has an application for short term financing in place and once funded, he wouldn’t need to sell and the listing would be pulled. Of course it wasn’t.
Then my favorite; the “grandmother card.” I don’t need to sell, he stated, but grandma needs the money and wants us to move.
One more – don’t waste my time with your low ball offers. And I know what I’m talking about because I saw the market crash coming and bailed.
I finally got tired of reading his crap and sent him an alias e-mail which basically said he should do his readership a favor and when he stated he would pull the listing if it didn’t sell by whenever, he should have followed through. Also I gave him a little jab – apparently he knows everything about everything yet wasn’t astute enough to see the real estate market crash coming. In other words, no credibility.
