From April’s report…
- Median Sales Price
- April 2010 median price was up about 1% to $177,250 compared to $176,000 in March 2010.
- The median sales price has been relatively stable for the past twelve months.
- Number of Units Sold
- April ended the month with 492 sold transactions up about 4% from the prior month.
- Sales were up 15% over the same month last year.
- Sold-to-asking-price Ratio
- April reported sales received an average of 98.4% of the seller’s asking price.
- Average Days on Market
- The average days on market declined by about 10% April over March.
- New Listings
- 779 new listings were taken in April compared to 783 in March, a less than 1% decrease.
- The percentage of “Distressed” new listings was up slightly from March. 58% of new April listings were distressed.

When i look at the monthly medians. I just erase the entire period from 2001-2009 from the chart
and i can see how boring reno real estate is.
The area has ‘washed out’ and could over-correct,
but it appears that a welcome boring decade has begun. This is not California or Hawaii, its just another average american city that can commands
BORING real estate prices.
