Remodeling’s annual Cost vs. Value report for 2011-2012 has just been released. The national report is broken out by region and compares the average cost for 35 popular remodeling projects with the value those projects provide at resale. Projects are also broken out between “midrange” and “upscale” home improvements.
Exterior replacement projects have routinely rewarded home owners with more bang for their buck, and this year is no exception – with exterior replacement projects comprising seven of the top 10 most cost-effective projects nationally in terms of value recouped.

During the Great Bubble years, I’d watch the home renovation shows and listen to some expert or realtor or sales agent tell the home owner that $10,000 in new windows or a jacuzzi or a deck or a new room would return more than $10,000 at sale time. In some cases, the return was greater than 200%.
Viewed objectively from every possible logical or financial angle it made no sense that paying retail for a home renovation would return greater than 100% at sale … yet the home owners believed it, probably because they wanted to believe it.
It’s good to finally see that published numbers now claimed a more sensible return, and always less than 100%.

We are going to do a major remodel on the master bath next month. We remodel to make the house more livable, the only thought we give to resale is in making sure that we select features that would have a broad appeal to buyers.
