Notice of Defaults (NOD) increased significantly from 74 recordings to 151. Notices of Sales are also up from 154 in July to 211 in August. Trustees Deeds decreased from 119 to 80 recordings. The increase of Notices of Defaults and Notices of Sales could be because of the new foreclosure requirements that the banks will need to comply with when SB321 becomes effective October 1, 2013. According to a few Bank officials I spoke to, the banks are evaluating the changes and working on their policies and procedures for the changes of AB300 but more importantly to prepare for SB321.
