The Reno/Sparks Association of REALTORS® (RSAR) has released its Fernley Market Report for February 2019.
From February’s report…
The February 2019 report indicated that Fernley had 37 sales of existing single-family homes, a decrease of 30.2 percent from February 2018 and a 37 percent increase from January 2019. The median sales price in Fernley for an existing single-family residence in February 2019 was $267,450; an 9.3 percent increase from February 2018, and a 2.9 percent increase from last month.

I always appreciate this report, Guy. I think your title should read Feb 2019 instead of Feb 2018. What is your view on the Fernley market? Inventory is still up a bit, but it looks like a healthy, stable market.

Regarding Fernley, yes, healthy and stable. And price growth is much faster than that of the Reno/Sparks market. I expect to see much more continued growth for Fernley.

I’m noticing more price cuts on Zillow for Reno area. Do you except to see more?

Hi Angie. Thank you for your question; it is a good one. For the lower price bands, my answer is No. Our market is in the midst of its spring home buying season. Buyer traffic will continue to increase through June or July. That coupled with low inventory levels (again at the lower price points) certainly makes for a Seller’s Market. Therefore I would not expect to see an increase in price cuts in the next three or four months. Now, after summer when buyer traffic begins to slow, you may begin to notice more price reductions.

Tim, I have just pulled Fernley’s numbers. There were 55 home sales in Fernley during the month of April. These sales exhibited a median sales price of $265,000. April’s median sales price is up 2% over March’s median sales price.
