Looking at the mean (average) price can be deceiving, because extreme high and low prices paid disproportionately changes the value.
Median price comparisons are better but, again, a relatively large number of homes sold at the lower end compared to the higher end will disproportionately effect the median value.
Average price paid per square foot may be a better guage of where housing values are going. Are these data available?
