Somersett Open Houses

Dscn9919This Saturday from 1-4 pm, Guy and I will both be holding open houses in everybody’s favorite neighborhood, Somersett. He’ll be at his now-below-builder-pricing beautifully upgraded listing at 1680 Sawtooth in the lovely little village, and I’ll be at my $300K-below-recent-appraisal-best-buy custom home at 2255 Pepperwood. So come see us! (We’ll bring the Kool-Aid… heh heh heh)

    So Diane – why the fire sale on Pepperwood? $300K below appraisal means this thing should have pretty much gone the first day on the market, right?

    Below builder pricing on Sawtooth? How can that be?

    This simple fellow from the Midwest is simply baffled!

    Fantastic website on Pepperwood. The fact that I have to ask what are the property taxes/utilities on a place like that probably means i can’t afford it.

    This assume the appraisal has some validity to it. If the house is priced $300,000 below appraisal and no buys it quickly, it tells me the house is still priced too high and the appraisal is suspect.

    What “below builder pricing” on Sawtooth means is that the owners are upside down and are selling for less than they paid. (Just like the Pepperwood owners).

    I guess they have not heard about Diane’s charts. They just dropped their price by $40,000. If they had heard about Diane’s charts, surely they would not drop their price $40,000 in a “stabilizing market’?

    Would they?

    Maybe what we mean is that the market is stabilizing. In a downward direction.
