Home prices rise! Sales flatten.

The median SFR home price rose to $582,500 in April—a 2.2% increase over March’s median.

Year-over-year, April’s median sales price is up 3.1%.

The median sold price per square foot (PPSF) also saw an increase in April 2025—rising 2.9% over March’s number. Year-over-year, April’s median sold PPSF of $321.46/sq.ft. is up 5.0%.

Home sales flattened in April. 374 SFR units sold in April—a marginal decrease of less than 1% from March’s 377 units sold. Year-over-year, April’s unit sales were up a slight 0.5%.

Available inventory of homes listed and available for purchase currently sits at 837 units—up 3.5% over this time last month; and also up a healthy 36.3% over this time last year.

Pending sales are also on the rise. There are currently 561 SFRs pending sale. This number is up 9.1% over this time last month, and up 5.6% year-over-year.

April’s months’ supply of inventory (MSI) came in at 2.2 months of supply—nearly unchanged from March’s 2.1 MSI. This figure, indicative of a seller’s market, is calculated by dividing the available inventory by the number of homes sold last month. A balanced market is generally considered to be between four and six months of supply.

April’s median days on market (DOM) clocked in at 55 days—two more days than March’s median DOM of 53. Year-over-year, April’s DOM was 7 days more than April 2024’s DOM number.

This interactive chart allows readers to compare sales price trends across quartiles. As can be seen in the chart above, though home prices rose across all quartiles, the 2nd quartile (e.g. the median-priced homes) saw the sharpest rise in prices.

The median sales price for condo/townhomes saw a notable decrease in April—coming in at $345,000. This number represents a 4.0% decrease from March’s median; and is also down 5.7%, year-over-year.

April’s condo/townhome unit sales, however, were noticeably up. 103 condo/townhomes sold in April—a 28.7% increase over March’s 80 unit sales; and up 24.1%, year-over-year.

April 2025 presents a Reno/Sparks housing market demonstrating a gentle firming of prices for single-family residences, even as sales volume stabilizes. The continued rise in available and pending inventory suggests a market gradually offering more options for buyers, while the consistent seller’s market designation indicates that demand remains robust. Interestingly, the condo/townhome sector experienced a price softening alongside a significant surge in sales, highlighting the nuanced dynamics within the overall market. As we move further into the spring, these diverging trends will be key indicators for both buyers and sellers navigating the Reno/Sparks real estate landscape.
