Reno Metro Housing Market – October 2025 Report (SFR & Condo/Townhome)

The Reno–Sparks housing market stayed mostly balanced in October 2025. Single-family prices firmed even as sales eased. Condos jumped in price but took longer to sell. Inventory remains modest overall, so leverage looks fairly even heading into late fall.

Market Context

Seasonality returns: Days on market are climbing and price reductions are more frequent — a common late-year pattern as buyer urgency cools.

Pricing matters: With months supply holding in the 2–4 range, properly priced homes still attract solid activity. Overreaching list prices tend to linger and invite larger reductions later.

Bottom Line

Taken together, the SFR and condo segments show a market easing into seasonality. Inventory is creeping up and DOM is lengthening, yet sub-4 MSI keeps conditions from tipping fully to buyers. Sellers who price to the market still get solid results; buyers gain a bit more choice and time.
